Description

Large red sandstone tenement block on gushet site. 4 storey and attic, mansard roof with dormers. Canted bay with ogee dome at south corner. Wallhead chimney stacks, slated and leaded mansard roof. Mixture of bi-partite and single windows - some replacements. Two closes accessing a total of 17 flats. Two shops at GF level (formerly a single unit). Common stairwell with large skylight.

Development History
16 February 2018: Local planners nominate the building for the Register. A condition survey from 2016, carried out through the Campbeltown Conservation Area Regeneration Scheme, identified water ingress to top floor flats. The slated roof was in mixed condition across the building, leadwork is in missing in sections. Large stairwell skylight in poor condition allowing water ingress to the stairwell. Rainwater goods all in poor repair, gutters overflowing into the property and in some cases onto the pavement. Of the 7 flats within close 2, six are disused with boarded up windows. One of the flats is fire-damaged. For Investigation.<br />
13 March 2018: Desk-based assessment using 2016 condition survey, commissioned through the Campbeltown Conservation Area Regeneration Scheme, and photographs supplied through Argyll & Bute Council. <br /> Parts of the tenemental block are in poor conditon - lead loss to a flat roofed area during high winds has exposed the timber sarking - with water ingress evident to the attic flats. Areas of dampness to walls beneath gutters indicate the rainwater goods are blocked or leaking. A large skylight to the stairwell is rusting and allowing water ingress to the interior. Whilst ground floor retail units remain occupied, upper floor occupancy is declining as the interior's condition deteriorates. In Close 2 only one of the seven flats in occupied and one of these unoccupied flats is in fire-damaged state. Windows are internally boarded in places within Close 2. Within Close 1 the void rate has increased with only six of the ten flats remaining in residential use. <br /> Now majority disused, this prominent tenemental block is overall in poor condition - the ongoing water ingress, unless remedied, will cause accelerated deterioration. Move to At Risk.
5 December 2018: External inspection finds this building in much the same condition as described in desk-based assessment. The building remains in overall poor condition. There is some slate loss and lead elements are missing in places. Rainwater goods are blocked in places and in need of maintenance and repair. There is damp and associating staining evident on the masonry. Some cracked render at ground floor. Some stairwell entrances are not secured. Timber elements are in need of repair. Retail units remain in use.
11 October 2019: A member of the public has shared an photograph which shows the presence of scaffolding on part of the building. Possible repair work underway.
17 August 2020: Argyll and Bute Council confirm extensive repairs, supported through the Campbeltown CARS and a Private Sector Housing Grant, have been completed to close 1 within the block. The work undertaken includes roof repairs chimney repairs; stone repairs; replacement rainwater goods; rot repairs and internal timber repairs within 4 flats. In addition the roof light in the common stairwell was repaired. No further works have been actioned within Close 2. <br /> <br /> As the building's condition has been partially improved, condition moved to Fair and risk to Low. The overall building is retained on the Register to monitor the site for completion of repair works to Close 2.
