Description

3-storey, 3-bay coaching inn, with buildings to rear lining close. Rendered with painted margins and quoins, base course, dividing lintel band at 1st floor, eaves band, cornice and blocking course. HIGH STREET ELEVATION: broad, block corniced doorpieces to outer bays, window to off-centre right and smaller window flanking to left. 3 windows at 1st floor, to outer bays and off-centre right. 3 regularly placed windows at 2nd floor. S ELEVATION: broad gable to right with windows to left. 2-storey early, but altered buildings running left, part of Hotel. REAR ELEVATION: bowed stair tower with conical roof (part glazed) to left of centre, windows to left again and gabled bay to right. Further single storey buildings at ground to left and 2-storey to right.

Small-pane glazing patterns in timber sash and case windows. Grey slates. Broad gablehead stacks with full complement of cans.

Development History
19 February 2019: Limited external inspection. The former public house is disused and ground floor openings grilled/secured. The front roof has slipped and missing slates across the pitch, moss growths towards the verges, areas of staining to slates suggests they may be retaining water, and about half of the zinc ridge is missing. Sections of render have spalled to the front pitch. Staining to render around junctions to the rear and on the front elevation suggest defects to rainwater disposal systems. A marketing board is affixed advertising the site for lease through agent Graham Sibbald.

The Irvine Times reported (23/3/2016) on the closure of the public house in 2015 and the Daily Record (17/2/2017) on the sale of the property at a recent auction. It has not been established whether the property was subsequently re-opened after purchase in 2017. If not, the property has been disused since 2015.
12 April 2021: A member of the public advises that North Ayrshire Council (NAC) has bought the hotel and plans to redevelop it for town centre housing. NAC announced this on their website in May 2020. The Council will investigate possible funding sources from national bodies to help retain as much of the existing building structure as possible and ensure the design is sympathetic to the existing townscape and conservation area setting. The Irvine Times reported on the purchase (12/05/20).
4 March 2022: Scottish Construction Now reports (01/03/2022) that following high winds that have dislodged roof slates, an assessment of the building found structural issues with the rear, lower section. The article goes on to note this section will be demolished, but it will no impact the front section of the building or effect proposals to redevelop the property into six new homes as part of the Council's housing programme.
