Description

Arts and Craft, 1 storey and attic L-plan house. Asymmetrical gabled elevations. Snecked stugged ashlar with polished dressings; some harl to south elevation. Variety of windows, including 1 mullioned and transomed curved across re-entrant angle and similar one board to centre of garden fronts. Swept gable descends to north. Scots Renaissance porch with parapet and copper dome. Extended east wing ends in tilehung gable with vanants of "Sparrowes House" windows. Octagonal conservatory with ashlar lower courses and wooden colonnettes to angles, curved facetted roof with concave cupola. Ashlar gate piers with bronze nameplates ("Roneil") and convex screen walls. (Historic Environment Scotland List Entry)

Development History
20 April 2020: Member of public advises that building is recently vacated with metal grills placed over all the windows and doors and fencing at the top of the drive preventing entry. Signs of vandalism present. For Investigation.
22 March 2023: Desk based assessment shows the building was listed for sale in 2021 and may have since sold. Remain For Investigation.
18 May 2023: Limited external inspection possible from street. The former villa, latterly a residential care unit, remains disused. From what could be viewed, there are areas of slipped/ missing roof tiles and a dome is protected with tarpaulin. Some openings have metal protective measures installed. Dampness appears to be an issue in places - the prominent chimney stack to the SE elevation and the square tower, which also has strapping installed,. The conservatory to rear may have protective felting installed. There are some signs of vandalism - paint has been thrown over walls at the south. Some clearance works may be underway. Move to At Risk.
6 September 2023: Local planner advises scaffolding has been put up at the site and it appears that works have begun. The copper dome has been either covered up or removed at this time and roofing tiles have been replaced.
