Description
Jacobethan style 4-storey, basement and attic red ashlar-fronted bonded store. Main facade: near symmetrical facade excepting pend at left, bays arranged 5-1-3-1-5. Wide entrance bays with 2 arched entrances, 1 with heavy consoles, strapwork and urn decoration, the other a loading bay. 4 storeys of 3-light mullioned and transomed windows over, framed in slim ogee-capped turrets, canted out from 1st. Centre bay cross windows, other windows single transomed lights, 6-pane upper cases. Cill courses to 1st and 3rd floors. Main corbelled cornice, crenellated parapet with shaped and crow-stepped gables, oculi and ball finials. Slate roof. Rear: mid to late 19th century 2 and 4-storey coursed rubble-built. Belonged to an earlier bond.

Development History
January 1997: Planning Permission is granted for the conversion of the upper floors into flats. March 1999: The ground floor is vacated by the Seagate Gallery. May 2000: External inspection reveals the building to be unoccupied. Plant and lichen growth on the projections suggests possible water pooling. March 2001: Local planners report that the building remains vacant, although occasional exhibitions are held on the ground floor. September 2001: Change of use to a licensed restaurant is approved for the ground floor. May 2003: Local planners report that the building remains at risk. April 2004: Historic Scotland reports that the ground floor is now occupied by Ozzy's Hip Hop Shop, though the remainder of the building is vacant and at risk. November 2006: Historic Scotland report that the building is currently wind and watertight and in reasonable condition following works relating to a previous consent for conversion to flats, which did not progress.
March 2010: External inspection finds the ground floor remains in use as retail space. Upper floors remain disused. Damp, green patches behind the south-most downpipes indicate a partial failure of the rainwater goods. Change of use for conversion of 1st,2nd,3rd and 4th floors to 24 flats and construction of new escape stair links and plant is awaiting a section 75 agreement, ref: 07/00219/COU & Listed Building Consent for conversion was approved, subject to Historic Scotland approval, June 2007 ref: 07/00220/LBC.
11 May 2016: External inspection finds the upper floors appear to remain disused. Dampness to masonry (as noted previously) has continued and is spreading across sections of the facade, with green algae growth and efflorescence evident. The cornice also appears damp and has vegetation growths. Two upper floor windows are now boarded up. Risk level increased to Moderate.
3 February 2022: Listed building consent (19/00124/LBC) and planning permission (19/00123/FULL) conditionally approved for change of use to form 27 flats and associated alterations including extension to rear elevation.
8 December 2023: The property is being advertised for sale by auction through Future Property Auctions for a guide price of £450,000 with full planning permissions in place for 27 residential units, including listed building consent & building warrant for enabling works in place.
29 April 2024: The property is being marketed at auction (02/05/2024) by Future Property Auction for an opening bid of £297,000 with full planning permissions in place for 27 residential units, including listed building consent & building warrant for enabling works in place
4 July 2024: The property is no longer being marketed for sale.
