Development History
November 1997: The property has stood disused for a number of years, with No. 19 in particular in a poor state of repair. It is being marketed, and Planning Permission exists for refurbishment and subdivision. 1998: The property is purchased along with the adjacent Garth Hotel. Permissions are sought to convert the building for hotel uses and to carry out additional building works to the rear. Consent has been granted to demolish a dangerous section of outbuildings to the rear, following the serving of a Dangerous Building Notice. June 2001: Local planners write to the owner to express concern at the property's deteriorating condition. Vigorous tree growth now masks the street frontage. No formal planning or Listed Building Consent applications have been lodged. January 2004: Local planners report that there has been no recent progress. March 2005: The owners report that they are currently in discussions with local planners with regards to the upgrade of the building in conjunction with the redevelopment of the Garth Hotel. It is hoped to formulate agreed proposals soon. Sept 2006: Local planners advise SCT of their concerns regarding the condition of the property, particuarly the roof.
6 July 2012: External inspection finds general deterioration evident with the rear pitch of the rear in especially poor condition. The building is no longer wind and water tight. Full Planning Permission and Listed Building Consent for alteration and extension to form 2 semi-detached dwellings was lodged, but withdrawn after being called in by Cairngorms National Park for determination. Listed Building Consent to demolish the block flat roofed extension to rear, temporary repairs to rooflights and windows to prevent further water extension (12/00510/LBC) and for the replacement of damaged roof, existing slates to be carefully removed and re-used (12/02947/LBC) have been granted.
3 September 2012: Desk-based assessment suggests the buildings remain disused.
28 June 2013: External inspection finds the building re-roofed and re-guttered, rear extensions have been demolished and windows/ doors have been boarded-up in line with the consents granted 12/02947/LBC. The building however remains disused.
17 April 2014: Listed Building Consent for renovation and extension has been lodged with Highland Council ref: 14/01298/LBC. A parallel application to demolish outbuildings has also been lodged ref: 14/01237/LBC.
13 January 2020: Listed Building Consent for renovation and extension (14/01298/LBC) and the demolition of outbuildings (14/01237/LBC) were approved on 13 May 2014 and 11 June 2014 respectively.
22 February 2024: Desk-based assessment suggests the building remains disused.
