Description

Small L-plan gate lodge to Balthayock House, built of stone and slate with ashlar margins. The lodge is bordered by a rubble stone wall and decorative cast-iron gates.

Development History
October 1998: External inspection reveals the lodge to be abandoned and derelict, with its roof beginning to go. October 2000: External inspection reveals further deterioration. 31 October 2000: The Daily Express reports that local planners have recommended that plans to demolish Balthayock House should be approved, so long as the owner is requried to restore the other historic structures on the estate. Consent is subsequently granted by Perth and Kinross Council, but later rescinded by the Scottish Ministers. December 2003: Perth and Kinross Heritage Trust reports that the owner regards the wet site on which the lodge stands as mitigating against restoration.
October 2009: External inspection finds that there has been a marked deterioration in the building since the last visit by BARR. The extent of the roof collapse is significantly greater. Plants are well established on the wallhead. Trees are leaning against the west elevation. The interior is gutted. Collapsed ceilings can be seen through the empty windows.
4 February 2014: External inspection finds the condition of the building continues to deteriorate with roof collapse, windows missing and heavy vegetation growth around the site.
