19th century cottage of four bays to street frontage with symmetrical layout (2 central doorways with a window at either end). Rendered frontage, pitched roof now covered in treated felt. Stone built end stacks, cans removed.

Development History
April 2009: External inspection reveals that the building is vacant and in need of maintenance. The left hand window on the main elevation is broken.
January 2012: Building moved to ALERT. At this time the Galashiels Conservation Area has not be designated.
8 December 2016: External inspection finds the site remains disused and is now in deteriorating condition. The felted roof appears to be towards the end of its life and the pitch appears to be undulating. The left chimney stack has been removed. dampness remains an issue to walls with increasing amount of render loss and peeling paint evident. The building now sits within a designated conservation area. Move to At Risk.
