Description

18th century, doubled in size in earlier to mid 19th century (contemporary with street front house). 2-storey on falling ground with part-basement to N, irregular plan with pend. Random whinstone rubble with large lintels and small window openings. Red pantiles, ashlar skews and coped ashlar gablehead stacks, ashlar and brick stack to S.

Outbuilding of particular interest, good survival of urban vernacular. The land originally belonged to the Bingartree House estate, and the outbuilding served as 3 dwellings, presumably 244 and 246, until condemned in 1959. (Historic Scotland)

Development History
August 2010: External inspection finds the building a ruined shell.
18 June 2014: External inspection finds the building remains in much the same condition as seen previously.
17 August 2018: External inspection finds the building in much the same condition as seen previously. Rainwater goods are either corroded, broken or missing. Similarly windows are broken or missing with timber elements in need of repair. There is cracking, loose mortar, loose masonry and vegetation growths to the stonework. The grounds are overgrown and fenced off. Dangerous Building signs have been erected. Full planning permission and listed building consent for change of use from derelict property to dwellinghouse were conditionally approved May 2014, ref: 14/00485/FULL, 14/00486/LBC.
14 February 2020: Listed Building Consent sought for part-demolition/conversion of existing ruinous building to form dwellinghouse (ref: 20/00382/LBC)
3 May 2024: Previously noted listed building consent (20/00382/LBC) for part-demolition/ conversion was conditionally granted 18/03/2022.
