Description

Mid 19th century, reduced in height from 3 to 2 storeys probably late 19th century 2-storey 16-bay warehouse with 3-storey 3-bay centre block. Grey sandstone, coursed and squared rubble with droved dressings, coursed rubble to rear. Barred windows with timber casements. Grey slate roof with metal ridge; short wallhead stack to right of E gable. INTERIOR: cast-iron column and timber beam construction. (Historic Environment Scotland)

Development History
November 2011: External inspection finds this much altered former warehouse now in very poor condition. Large quantities of slates have been shed and the northern roof has protective scaffolding in place to John‘s Lane elevation. Walls are very damp with large amounts of vegetation, especially to the east elevation. Full planning permission and listed building consent were conditonally granted for conversion to 8 townhouses in May 2002 and Apr 2000 ref: 99/02181/FUL & 99/02181/LBC. Listed building consent for conversion to 8 houses was conditonally granted May 2005 ref: 05/00839/LBC. Full planning permission and listed building consent for re-building/ extending 2nd fl parapet were conditonally granted Mar 2007 ref: 07/00536/FUL & 07/00536/LBC.
17 February 2015: External inspection finds the building remains in much the same condition as seen previously with protective scaffolding remaining in place to one section of the warehouse building.
29 July 2015: Full Planning Permission and Listed Building Consent for restoration and conversion to form 30 flats are being sought ref: 15/03226/FUL & 15/03225/LBC.
14 January 2019: Listed Building Consent is being sought to alter and change use from derelict warehouse to residential (20 units) and to carry out emergency partial demolition works including roof replacement, ref: 18/10294/LBC & 18/10234/LBC.
28 October 2019: A member of the public notes a revised application (19/01855/LBC) for listed building consent for alterations in anticipation of conversion to residential use at a later stage, were conditionally approved in August 2019. The previously noted applications from 2018 were lodged but later withdrawn.
19 November 2019: A member of the public notes down takings of the part of the roof and upper storey have taken place.
12 October 2020: External inspection finds the building is now roofless and in a deteriorating condition. A waterproof membrane appears to be covering part of the roof or wallheads but majority of building is exposed to elements. Rainwater goods in need of repair and maintenance. Damaged and blocked causing water ingress and problems with damp. Walls and windows in need of repair or maintenance. Vegetation growths throughout with significant growth emerging through window on east elevation (has been cut back). Heras fencing protecting part of building. Risk of falling loose masonry. Condition changed to ruinous. 19/05184/FUL - Proposed Change of Use and Redevelopment of 111 Constitution Street and the existing derelict warehouse at 18-25 John's Lane to create an overall development comprising of 39 residential units - Awaiting decision
