4 storey, 13 bay warehouse building with shop units to ground floor. Short wallhead parapet above central bays. Simple string course originally delinating storeys, later heavier moulded cornice overlaid on courses between 2nd/3rd and 3rd/4th storeys.

Development History
17 January 2014: Building appears largely vacant above ground floor, with only partial occupancy of shop units. Building is showing signs of deterioration, paintwork is peeling in patches and beginning of damp and growth evident along string courses. North end of building has suffered from settlement, with window surrounds warped as a result.
1 April 2017: The Scotsman reports that Carrick Properties plans to convert the property into offices.
7 April 2017: The Scotsman reports on a series of current photographs taken inside the property, which was latterly the Archaos nightclub and closed in 2007.
21 June 2023: External inspection finds the condition of the building has continued to deteriorate since the last field visit. Assessment is limited to views from Queen Street and the lane to the north. One of the ground floor shop units remains in use, but the building is majority disused. There are slipped and missing slates on the east roof pitch. There are signs of failure of the rainwater goods and widespread damp across the east and north elevations. The paint is peeling and bubbling due to damp. Algae and vegetation growth are noted in areas suffering from damp. There is one missing window on the uppermost floor with the opening secured with boarding. The ground floor units appear to be secure. Move to At Risk. Condition moved to Poor.
Post-survey update: As of 04/09/2023, planning permission is pending consideration for partial demolition of buildings, retention of principal facade, erection of student accommodation and one commercial unit with associated works (ref: 23/01047/FUL & 23/01048/CON). Risk moved to High.
