Description

Single storey, 3-bay house, part rendered, part harled, painted, plain margins. 4-pane timber sash and case windows, dark slate, stone skews, square gablehead stacks. Later fanlight to N pitch. (Historic Scotland) A simple sutccoed early 19th-century cottage, which may have begun life as a farmhouse. (Close, 1992)

Development History
September 2009: External inspection suggests that the building is vacant. There are no obvious signs of ongoing maintenance.
March 2012: External inspection finds no significant change since the last site visit. The building falls within the site of the proposed Irvine Harbour development. It is unclear whether the structure is proposed for retention within the masterplan.
15 October 2014: External inspection finds basic maintenance appears to be being undertaken. Pigeons appear to be using the building as a roost. A tree to the rear is growing fast and beginning to encroach the property.
19 February 2019: Limited external inspection finds the building remains disused with windows boarded up behind grills. The gutter is chocked with vegetation and the downpipe is now missing. Vegetation growths have started to grow on the roof pitch suggesting dampness is increasing - there are slipped/ missing slates across the pitch and some of the vents are missing their covers. Beneath the chocked gutter paintwork to walls is bubbling and spalling, suggesting increasing dampness to masonry. The clock affixed to the front elevation has deteriorated - the face is now missing in part. Condition moved to Poor and Risk level to Moderate.
15 October 2019: External inspection finds the building in much the same condition as seen previously. The front gutter continues to be engulfed by vegetation growth and is now warping. The clock face continues to deteriorate - face mostly now gone.
